Guest Policies


Official guest policies and operational standards, kept simple, so your stay isn't.

1. Registration & check-in

  • Night stay: check-in 01:00 PM · check-out 11:00 AM.
  • Group daylong: 10:00 AM – 6:00 PM.
  • Late check-out is subject to availability. Departures between 11:00 AM and 2:00 PM incur a 50% (half-day) room charge; departures after 2:00 PM incur a 100% (full-day) charge.
  • Identity: a valid government photo ID is mandatory for all guests: NID for Bangladeshi nationals, passport and visa for foreign nationals.
  • Age: the registered guest responsible for the room must be at least 18.
  • Booking guarantee: a 100% advance payment of the total estimated bill is required to confirm a reservation. Reservations without the advance are subject to availability.

2. Cancellation & amendment

Individual bookings (1–3 rooms)

  • Cancel at least 72 hours before arrival to avoid charges.
  • Within 48 hours of arrival: 50% charge on room rates.
  • Within 24 hours of arrival: 100% charge on room rates.
  • Holidays & peak periods (consecutive government holidays, Eid-ul-Fitr, Eid-ul-Azha, Christmas, Buddha Purnima, Bengali New Year, Durga Puja, New Year's Eve): at least 7 days notice.

Group bookings (3+ rooms)

  • At least 7 days notice before arrival; 10 days during Eid, Christmas, New Year's Eve or consecutive government holidays.
  • Failure to give notice, or a group no-show, incurs 50% of the total estimated budget.

No-shows & force majeure

  • A no-show is failure to arrive or inform the resort by 6:00 PM on the arrival date. Individual no-shows are charged one full night's tariff per room booked; group no-show penalties are as above.
  • In the event of natural calamity or force majeure, the resort may reschedule or cancel bookings; guests may be offered a credit note valid for a stay within 90 days.

3. Food, beverage & package inclusions

  • Full board arrangements include lunch, dinner and breakfast only. Beverages (soft drinks, mineral water) and snacks are charged on consumption.
  • Outside food or beverages are strictly prohibited on the premises, to maintain health, safety and hygiene standards.
  • Forest Dine restaurant operates 08:00 AM – 10:00 PM.

4. Visitors, media & drones

  • Outside visitors may not enter cottages or bungalows; meetings take place in the Forest Dine restaurant or lobby.
  • Personal photography is welcome. Commercial photoshoots and drones are strictly prohibited without prior written permission and payment of the applicable shooting floor charge.

5. Support staff (drivers & maids)

  • Personal support staff cannot stay in guest rooms or bungalows.
  • Separate dormitory lodging for drivers is available with advance notice, at BDT 2,000 per night on a full-board basis (breakfast, lunch and dinner included).

6. Guest conduct & hygiene

  • Quiet hours: 10:00 PM – 08:00 AM.
  • Non-smoking: all rooms and indoor facilities. A BDT 2,000 deep-cleaning surcharge applies if smoking occurs inside a room.
  • Property damage is charged at full replacement cost; removal of resort items (linens, towels, accessories) is prohibited.
  • Pets are strictly not allowed.
  • Pool hygiene: a shower and proper swimwear are mandatory before entering the swimming pool.
  • Any activity against the law of the country or local social values is prohibited. Management reserves the right to evict guests for disorderly conduct without refund.

7. Pricing, VAT & service charge

  • All listed prices are VAT-inclusive.
  • A 5% service charge is added to the total bill for all services, including room rent and packages.
  • Children 0–5 stay and receive breakfast free using existing bedding. Children 5–10 are charged 50% of the adult rate (conditional). Above 10 counts as an adult at the full extra-person or package tariff. The 5% service charge applies to all extra person and child fees.

8. Liability & safety

  • Management is not responsible for loss or damage of personal belongings, jewellery or cash left in rooms or vehicles.
  • The swimming pool, boating and fishing facilities are used at guests' own risk; the resort is not liable for injuries or health issues arising from recreational amenities.
